Owner Occupier allow you to fund the purchase or refinance a property for use as business premises. The ultimate owner of the property and the company are the same. These rates are lower than business loans and hence commercial mortgages can be used to refinance as well as property purchases.
Property investment mortgages are used to purchase or refinance a commercial or semi-commercial property that it is let to tenants. They are the commercial equivalent to a residential BTL and often offer higher yields.
Development finance is used to finance the construction, conversion or heavy refurbishment of buildings; projects that either require planning permission or fall under permitted development. The loan is usually set up as a short-term loan to fund the project only during the build to be then refinanced or repaid through the sale of the property on completion.
A bridging loan is taken out to ‘bridge’ the gap between the purchase of a new property and the sale of an existing one.
